The Company

CONNOLLY, a premier real estate developer and investor in the Southeast, provides a focused, full-service approach to its developments and investments, ensuring the complete, quality execution of projects for merchants, restaurants, offices and residences.


Since 1972, CONNOLLY has completed more than 40 retail, commercial land and office projects in the Southeastern U.S. totaling nearly 3,000,000 square feet with a value of $280,000,000. We focus on quality results emphasizing on-time and on-budget performance.


CONNOLLY has led numerous retail development projects featuring national brands such as Kroger, Publix, McDonald’s and Walgreens among others. As a trusted developer and proven investor for more than forty years, the Atlanta-based team leverages experience in leasing, acquisitions, project design and development management, property and asset management and brokerage services.

Spruce Street Partners, a CONNOLLY company, focuses solely on real estate investments such as Parkview on Peachtree, the Southeast’s new model for mixed-use design.

The Team

Timothy “J.R.” Connolly II, Chief Executive Officer

J.R. occupies the top executive leadership role at CONNOLLY, one that he earned after working for more than 30 years gaining hands-on experience in all aspects of the company’s operations, including property management, shop leasing, outlot sales, brokerage, major tenant leasing, site acquisition, financing, dispositions, development/project management and investment management.


He is the former president of the Council for Quality Growth, a Metro Atlanta trade organization promoting responsible growth. He was also a past chair of the Private Developers II Forum of NAIOP and is an active member of the International Council of Shopping Centers.


J.R. attended the University of Pennsylvania and graduated summa cum laude receiving a B.S.E. in Civil and Urban Engineering.


Amy Wells, Vice President of Development and Acquisitions

Amy’s duties include all transactions related to acquisition, due diligence and entitlement of real estate through and including development and construction. A member of the CONNOLLY team since 2003, she handles marketing and represents the company to clients, peer organizations, strategic partners and business associates.


Amy is a graduate of the Gwinnett Chamber of Commerce’s Leadership Gwinnett program and is an active member of the Gwinnett Chamber of Commerce, Council for Quality Growth and International Council of Shopping Centers.


She holds a Georgia real estate license and attended the University of Georgia where she graduated magna cum laude.


Brian Fratesi, Vice President of Development and Acquisitions

Brian is responsible for the development process from gap analysis and site selection through development and construction. He joined CONNOLLY in 2007 boasting more than 16 years of experience in site selection and acquisition of commercial real estate. Before CONNOLLY, Brian worked with RaceTrac Petroleum as Real Estate Manager and eventually transitioned to the brokerage and development side, where he successfully completed many projects across the southeastern U.S.


He is a licensed real estate broker, an active member of the International Council of Shopping Centers and a graduate of Mississippi State University.


DeLyse Werner, Accounting Manager

DeLyse’s duties include processing accounts receivable/payable, cash management, maintaining the general ledger and financial reporting. She came to CONNOLLY from Taylor & Mathis. She previously also worked at Southern Utility Service in her home state of Florida.
